Survey Packages
Why get a Survey?
When you’re making one of the largest purchases of your life, knowing what you’re buying is essential. You wouldn’t spend tens of thousands of pounds on a car without an MOT—so why would you buy a house without a survey? A house survey gives you a clear picture of the property’s condition, uncovering any hidden issues or potential risks that could turn into costly surprises down the line. From structural integrity to damp and insulation, a survey provides vital information to help you make an informed, confident decision about your investment. It’s peace of mind you can’t afford to skip
Hasn't the bank already done a survey?
We often hear, ‘Why do I need a survey if the bank has already done one?’ Here’s the truth: while your lender will survey the property before approving your mortgage, their interest is purely financial—they only want to ensure the property’s value covers the loan if they need to repossess it. They’re not concerned about damp, faulty wiring, a leaking roof, or rotting windows. If costly repairs are needed after you move in, you’ll be covering those expenses, not the bank. That’s where we come in. Our surveys are designed specifically for you, to uncover potential issues and give you a complete understanding of the property’s true condition. By knowing what you’re buying, you’re empowered to make an informed, confident decision.
So what's the difference between a Level 2 Survey & Level 3
Survey?
While many say the choice depends on the property’s age or complexity (e.g., pre-1900 homes or those with multiple extensions often require a Level 3), we believe the key difference lies in the level of detail within the report.
- Level 2 Survey (Homebuyer Report):
This provides an overview of the property’s condition, highlighting defects and potential repairs. It’s ideal if you’re comfortable identifying and managing repairs yourself. - Level 3 Survey (Full Building Survey):
This is the most comprehensive option, offering a detailed analysis of the property’s structure and condition. It not only highlights defects but also describes potential repairs and provides cost estimates for the work required.
If you’re uncertain about the cost of building work or need a deeper understanding of the repairs involved, a Level 3 survey is the better choice. It gives you a clearer picture to help make informed decisions about your property purchase.
